A roofing contractor asked to diagnose a leak is not a neutral party. They need to find something billable. That pressure leads to repairs that address the visible symptom, not the actual source. Water travels. The entry point and the exit point are often ten feet apart, or forty.

Heartland is paid for a correct diagnosis, not for a repair. We have no crew to deploy and no materials to sell. When we identify the source, we give you a repair specification and you hire whoever you choose.

Review the history

Every repair record, complaint log, and contractor report is studied before we arrive. We are looking for the pattern that everyone else missed.

Systematic elimination

We work roof-to-drain systematically, using thermal imaging, flood testing, and physical inspection. We document what is ruled out as carefully as what is identified.

Source confirmation

A suspected source is confirmed before we call it. That means validating the finding, not reporting a probability. We do not stop until we are certain.

Documented diagnosis

A written diagnostic report with the confirmed source, the contributing conditions, and a repair specification. You hand it to the contractor of your choice with confidence.

What this service does not include

Diagnostic work identifies the source and produces a repair specification. Heartland does not carry out the repair. We are paid for the diagnosis, not the fix. Once you have the report, you engage the contractor of your choice with a clear brief. If the repair does not hold, we come back and re-examine.

FAQ

We have had the same area repaired three times and it still leaks. Can you help?

Yes. This is the most common engagement type. Repeated repairs on the same area almost always indicate that the original source was never correctly identified. We start with a full review of the prior repair history before we set foot on the roof.

How is this different from getting another contractor to look at it?

A contractor diagnoses to find work. We diagnose to find truth. We are not competing for the repair contract, so we have no incentive to misidentify the source or to recommend more work than is needed.

Do you work on portfolios or just single buildings?

Both. Portfolio work is common. Facilities managers with multiple buildings often discover that the same misdiagnosis pattern has repeated across the portfolio, and a systematic engagement across the full portfolio is often more efficient than building-by-building.
