The situation

30 of 35 buildings with active leaks. None of them fixed.

PLVCS managed a 35-building portfolio across multiple sites. At the point of engagement, 30 of those buildings had active leak complaints. The facilities team was in a permanent cycle of calling contractors, receiving patches, and logging the same buildings again six to twelve months later.

Five years of repair records existed. The same locations appeared repeatedly. No contractor had been asked to explain why the same repairs were not holding, and none had volunteered an explanation. The pattern was normalized.

What others missed

The repair location and the leak source are rarely the same place.

Water travels horizontally inside a roof system before it finds a path to the interior. The visible wet spot on a ceiling is rarely directly below the entry point. Contractors responding to a leak complaint go to the ceiling stain, walk to the roof above it, find something that looks like a candidate, and patch it.

In a multi-building portfolio with complex roof assemblies and years of accumulated patchwork, the travel paths are longer and the candidate sources are harder to isolate. Without systematic investigation, the patch-and-repeat cycle is the expected outcome.

What Heartland found

Confirmed sources across all 35 buildings. Every one documented.

Heartland reviewed the five years of repair history before arriving on site. Every building was inspected using a combination of thermal imaging, flood testing, and physical examination. Entry points were distinguished from travel paths. Every identified source was confirmed before it was reported.

The diagnostic report for each building included the confirmed entry point, the travel path, the contributing conditions (failed flashings, compromised lap seams, deteriorated penetrations), and a repair specification. The repairs were scoped tightly to the confirmed sources, with no speculative work.

The outcome

More than 100 recurring leaks eliminated. The cycle ended.

Targeted repairs carried out against the Heartland specifications eliminated all active leaks across the portfolio. Buildings that had appeared on emergency lists for five consecutive years did not reappear.

More than 100 recurring leak locations were resolved. The common thread was that none of the original sources had ever been correctly identified. Every prior repair had addressed a downstream symptom.

The facilities team now has a repair history that reflects actual source work, not patch locations. Future leak investigations start from a clean documented baseline.
